MODULAR AND PREFABRICATED BUILDING MANUFACTURERS
Modular Building Manufacturers: Factory Output, Dispatch and Dues
A contractor rings on Monday needing a site office by the weekend. The factory has two similar units in progress, the steel for the next one has not arrived, and the erection team is on another site.
We help manufacturers run the factory and the order book together: unit costing, a build schedule, material purchase, dispatch and erection planning, and advance collection. We leave aside structural design, certification or building regulation.
Discuss your priorities ↗COMMON CHALLENGES
The pressures
we often see.
- 01Standard cabins are priced from a catalogue, but customised units with extra windows, partitions or AC cut-outs are quoted without recosting the added labour and material.
- 02Steel, panel and insulation purchases are made per order at spot prices, and a rise between quote and purchase eats into the margin.
- 03The production schedule lives on a whiteboard, and urgent orders push planned ones back without a clear view of what that does to promised dates.
- 04Dispatch needs a trailer, a crane and an erection crew at the site on the same day, and a failure in any one leaves a finished unit waiting in the yard.
- 05Customers pay an advance and a balance on delivery, but site delays and snag requests hold the balance back for weeks.
OUR FOCUS AREAS
Where the work
usually starts.
- 01Unit costing sheet by model with material, labour, factory overhead, transport and erection
- 02Customisation price list for standard add-ons and a rule for non-standard requests
- 03Production plan by week showing units, stage and promised date
- 04Steel and panel purchasing: supplier rates, stock held and order triggers
- 05Dispatch and erection checklist covering trailer, crane, crew and site readiness
- 06Advance and balance schedule with the balance tied to a delivery document
- 07Rework and damage record from factory to site
- 08Order book view: confirmed, in production, ready for dispatch and awaiting payment

Things you can do
before you call anyone.
- Pick the last customised unit you built and compare quoted price with actual cost. Note which extras were never priced.
- Hypothetical example: a cabin quoted at ₹3,20,000 where an unplanned partition adds ₹18,000 of material and labour loses ₹18,000 of margin. Put every extra on a price list.
- Write all orders on one board with the promised date and the real stage, and review it every morning with the factory supervisor.
- Call customers with balances outstanding and ask for a date tied to the delivery receipt.
A PRACTICAL ENGAGEMENT
Start with the priorities
that matter most.
We begin by understanding how your business runs today, find the gaps, and agree the scope in writing. Recommendations are shaped around your team, your resources and your goals.
- A costing and quotation template for standard and custom units
- A weekly production and dispatch plan with promised dates visible to sales and the factory
- A purchase and stock sheet for steel, panels and fittings, with reorder points
- A delivery and balance collection checklist that sales and accounts both use
Not the right fit when: Hold off if the problem is a structural fault, certification or safety query. Those need qualified engineers and the relevant authority.
