REAL ESTATE AND CONSTRUCTION CONSULTING
Business Consulting for Builders, Contractors and Realtors
The site is moving, the labour is on rolls and the bills from the steel and cement suppliers keep coming. The owner holds the budget in his head, and an unexpected change by a client has eaten a month's margin without anyone noting it.
Our part is the commercial discipline of a project: estimate against spend by stage, cash planning around milestones, measurement and payment rules for subcontractors, and a written change-request habit. Design, approvals, title and legal questions go to engineers, the authorities and lawyers.

COMMON CHALLENGES
What these businesses
have in common.
- 01Estimates are prepared once and then left, so the budget and the actual spend on each stage are compared only when the project ends.
- 02Cash comes in at milestones and goes out every week, so a delayed client payment is paid for by the owner's other projects.
- 03Subcontractors are paid on measurement that is argued about, and the argument is settled by whoever is on site that day.
- 04Material is ordered and delivered on the site engineer's word, and wastage and diversion are not tracked against the quantities.
- 05Change requests from clients or buyers are agreed verbally, so extra work is done and not billed, or billed and disputed.

Things you can do
before you call anyone.
- Take one running project and list the budget and spend for each stage so far. Mark the stages where the spend is ahead of progress and ask the engineer why.
- Write a one-page change-request note and use it from tomorrow. Any extra work is written, priced and approved before the crew starts.
- Hypothetical example: a milestone payment of ₹X is delayed by a month while wages and supplier bills fall due. List what you would pay first and how you would fund the rest.
- Choose your three largest suppliers and subcontractors. Compare the quantities billed with the quantities used on site for the last month.
Not the right fit when: Structural, approval, title or dispute questions go to an engineer, the authority or a lawyer. We only cover how the business is run.
