VILLA AND PLOT DEVELOPERS
Plot and Villa Developers: Sales, Collections and Layout Cash
Sunday afternoon at the layout, families walk the plots with a brochure, a few pick a corner, and the executive promises to send details. By Tuesday, two others have been told the same plot is free.
We help plot and villa developers manage the sales and cash side: plot status control, visit follow-up, payment schedules, development spending and the sales team. Not part of our work: approvals, titles, registration or land law, which belong with lawyers and the authorities.
Discuss your priorities ↗COMMON CHALLENGES
The pressures
we often see.
- 01The plot status chart is updated by different people, and a buyer can be shown a corner plot that was already blocked by another family.
- 02Visitors come on weekends, speak to different executives, and leave without a recorded interest or a date to call back.
- 03Payment schedules for plot buyers run over months, and a missed instalment is spotted only when the monthly cash shortfall is noticed.
- 04Development costs for roads, drainage, power and fencing are paid as contractors ask for them, with no plan matching spending to sales.
- 05Channel partners and agents bring buyers on verbal commission, and the payout becomes a dispute after the sale is registered.
OUR FOCUS AREAS
Where the work
usually starts.
- 01Live plot status chart: available, blocked, booked, sold, with a named updater and a time stamp
- 02Visit register capturing plot interest, budget, family decision makers and next call
- 03Blocking rule: how long a plot may be held and what token is required
- 04Instalment tracker with due dates, amounts received and reminder calls
- 05Development budget by work package, compared with spending to date
- 06Agent and channel partner terms recorded in writing with payout triggers
- 07Weekly sales and collections review
- 08Plot buyer handover checklist prepared with your lawyer
START THIS WEEK
Things you can do
before you call anyone.
- Walk the layout with the plot chart and check each status against the file. Note every mismatch, since each is a potential dispute.
- Hypothetical example: if development costs ₹40,00,000 this quarter and instalments due are ₹25,00,000, the gap of ₹15,00,000 must come from somewhere. Prepare your own cash chart.
- Set a blocking rule: a plot is held only against a token, for a stated number of days.
- Write down agent terms for every active partner and send them for acknowledgement.
A PRACTICAL ENGAGEMENT
Start with the priorities
that matter most.
We begin by understanding how your business runs today, find the gaps, and agree the scope in writing. Recommendations are shaped around your team, your resources and your goals.
- A plot status and blocking sheet with a single owner and clear hold rules
- A visit and follow-up routine with an evening call list after every weekend
- A collections tracker and a monthly cash plan matching incoming instalments to development payments
- A channel partner terms sheet and payout register
Not the right fit when: Hold off if the layout has an approval, title or boundary issue. That needs a lawyer and the authority before any sales process work.
